    It depends far more on the neighborhood and property type than people expect. The same budget can buy a one-bedroom condo in a new Brickell tower, a larger older condo on the water in Hallandale or Sunny Isles, or a family home with a yard in Pembroke Pines. Send me your budget and priorities — I'll show you real examples in each area.

    Nobody can time the market perfectly. What matters is the specific property: inventory differs a lot between segments — for example, older condos with pending assessments versus newer buildings or single-family homes — and that affects your negotiating power. If you plan to hold for several years and buy the right building at the right price, timing matters less than due diligence.

    Yes — in general you don't need US citizenship or residency to buy. Since 2023 Florida law restricts some purchases by citizens of certain countries (including China, Russia and Iran) near military sites and critical infrastructure, and agricultural land. I check every case together with a real estate attorney before you make an offer.

    Yes. I do live video tours, we sign documents electronically, and the title company or attorney can arrange a remote closing with notarization where you are. Many of my clients first saw their home in person after closing.

    Yes, through foreign-national loan programs. Expect a larger down payment (often 25–40%), proof of income and assets, and slightly higher rates than for US residents. I'll connect you with lenders who work with international buyers every day.

    Usually roughly 2–4% of the price: title insurance, attorney/title fees, recording, lender fees if financing, prorated taxes and HOA. Cash purchases are on the lower end. I'll give you a line-by-line estimate for any specific property.

    There's no state income tax, but annual property tax is roughly 1.6–2.2% of assessed value depending on the city. If it becomes your primary residence and you qualify for the Homestead exemption, you get a deduction and a 3% annual cap on assessment increases.

    After the Surfside collapse, Florida requires milestone structural inspections and fully funded reserves for older buildings. Some associations have raised fees or levied special assessments. I review budgets, reserves, inspections and pending assessments before you commit.

    We check the FEMA flood zone, elevation and wind-mitigation features for every property, and get insurance quotes early — in Florida insurance can noticeably change the monthly cost.

    Since August 2024, buyers sign a written agreement with their agent before touring homes, and compensation is agreed upfront. It's often covered by the seller as part of the negotiated deal. I'll explain all options transparently on our first call.
